Access Statement

Introduction

Our guest house is situated in the ancient village of Colyford in East Devon and offers seven guest rooms. We believe the house was built in 1880 for a local dignitary, John Impey Scarborough and has all the classic features you would expect from a period house of this style and quality.
The following statement is a detailed summary of what we provide:

Pre Arrival

We are located on the main A3052 Exeter to Lyme Regis road
The nearest shop / post office and butchers are opposite
The nearest bus stops are right out of the house and 75 metres up the road (contact Travel Line 0871 200 22 23)
The nearest railway station is in Axminster, approximately 5 miles away or Honiton 8 miles away.
Taxis can be booked locally and we can make arrangements for you.

Arrival and Car Parking

Guests are invited to arrive between 4.00pm and 7.00pm. If you are going to arrive later than 7.00pm please call us.
The car park is situated at the rear of the house and is accessed via a shared drive way (2.45m wide). The car park is level, has a gravel surface and has 8 designated parking spaces.
From the car park one can enter the house via the small courtyard through the back porch entrance. This is found to the left of the garage and has a very slight incline.
The courtyard is approximately 9 x 5 meters.
The porch has a small step (6cm) and door entrance is 70cm (140cm with both doors open)
The porch is approximately 1.75 x 3.4 meters
The outer porch doors are open and a bell is situated by the inner porch door. This door leads into the carpeted outer hallway where bedrooms 1 and 2 are located. The door entrance width is 84cm.
The entrance to the front of the house (rarely used) is gated.
There are 2 steps, the first is 15cm high and the second is 11cm high. The path is paved and approximately 8 meters.
There is a step into the front porch which is 20cm high. A step of 7cm will then lead you through a large heavy front door into the main hallway of the house.
The main hallway has a mosaic tiled floor approximately 3.6 meters square and this narrows to a carpeted hallway (1.2 meters wide) leading to the outer hallway.

Guest Accommodation – Public Areas

Bedrooms one and two are situated in the outer hallway.
The staircase leads from the main hallway to the first floor landing. The stairs are H 17cm x D 28cm x W 93cm.
There are 12 steps, then left up one step and then left up 3 steps to the landing.
The landing dimensions are approximately 3.5 x 2.1 meters.
The house is centrally heated with individual thermostatic controls on each radiator.

Lounge and Dining Room

The guest lounge is found to the right of the front door as you face it. It has three sofas and two arm chairs
The lounge has thick pile carpet and has an open fire during the winter months A selection of local information, magazines and games are available.
The dining room is to the left of the front door and has 7 tables with 2 chairs at each.
There is ample room to move around the tables. All tables are approximately 76cm x 90cm and the chairs are 46cm from floor to seat height.
The seat pad is 40cm x 35cm The dining room is carpeted.

Bedrooms and En suites

Bedrooms 1,2 and 3 are on the ground floor (dimensions given below)
Bedrooms 4,5,6 and 7 are on the first floor (dimensions given below)
Tea and coffee facilities are provided. Mini fridges with bottled water and fresh milk are also provided.
All rooms have hair dryers.
All the bed linen is Egyptian style cotton The duvets are goose down and the pillows are goose down and feather.
We are happy to provide synthetic duvets and pillows or sheets and blankets however please inform us when you book
There is a wardrobe and chest of drawers in all rooms.
There are 19” free view digital televisions in all rooms all wall mounted to 1.5 meters.
There is a folder in all rooms which contains further information with details of how to use the remote control and how to set the alarm clocks etc.
All bedrooms have en suite shower rooms with thermostatically controlled mixer showers with twist / turn taps.
All en suites have a wash basin with lever style taps and WC with a seat height of 42cm from floor to seat.
All doorways into en suites are 69cm

Bedroom 1

Bedroom 1 is on the ground floor situated off the outer hallway and has a 4ft 6in double bed with access from both sides
The bed is 70cm from floor to top of mattress.
The bedroom floor area is 3.6 x 3.0 meters
The en suite floor area is 3 x 1 meter
The shower tray has a 12cm step and is 106cm x 70cm
The access width to the shower is 45cm

Bedroom 2

Bedroom 2 is on the ground floor situated off the outer hallway and has a 4ft 6iin double bed with access from both sides.
The bed is 60cm from floor to top of mattress
The floor area is 4.7 x 3.1 meters (narrows at door end)
The en suite floor area is 146cm x 140cm
The shower tray has a 12cm step and 80cm x 80cm It has a concertina style door with an access width of 58cm

Bedroom 3

Bedroom 3 is on the ground floor situated off the inner hallway and can either provide two 3ft single beds or one 6ft double bed.
When set up as double there is access from both sides however when as two singles they can only be accessed from one side.
The bed is 67cm from floor to top of mattress
The floor area is 4.8 x 3.8 meters
The en suite floor area is 130cm x 215cm
The shower tray is a corner style unit with 80cm x 80cm dimensions and has a 20cm step into the tray Access width is 45cm

Bedroom 4

Bedroom 4 is on the first floor and has a 5ft bed with access from both sides
The bed is 70cm from floor to top of mattress
The floor area is 4.8 x 3.8 meters
The en suite floor area is 222cm x 130cm
The shower tray is a corner style unit with 80cm x 80cm dimensions and has a 20cm step into the tray Access width is 45cm

Bedroom 5

Bedroom 5 is on the first floor and has a 6ft bed with access from both sides
The bed is 75cm from floor to top of mattress
The floor area is 6.5 x 5.0 meters
The en suite floor area is 175cm x 165cm
The shower tray is a corner style unit with 80cm x 80cm dimensions and has a 20cm step into the tray Access width is 45cm

Bedroom 6

Bedroom 6 is on the first floor and has a 6ft bed with access from both sides
The bed is 75cm from floor to top of mattress
The floor area is 6.5 x 5.0 meters
The en suite floor area is 215cm x 175cm
The shower tray is rectangular and has dimensions of 120cm x 80cm with a 14cm step into it. Access width is 50cm

Bedroom 7

Bedroom 7 is on the first floor and has a 5ft bed with access from both sides
The bed is 70cm from floor to top of mattress
The floor area is 4.4 x 4.0 meters
The en suite floor area is 175cm x 175cm
The shower tray is a corner style unit with 80cm x 80cm dimensions and has a 20cm step into the tray Access width is 45cm

Grounds and Garden

We have a large walled garden with lawns, flowers, shrubs and apple trees.
Guests are welcome to enjoy the garden at any time.
Access to the garden is via the back porch door and car park
There is a central path down the garden with a 10cm step onto the left hand lawn
There is a table and 4 chairs on the lawn and another table and 4 chairs on a raised patio with a 22cm step

Additional Information

There is a fire extinguisher kept in the office on the first floor and one in the ground floor hallway.
In the event of a fire a very loud siren will sound.
There are 3 break glasses in the building. One on the first floor, one on the ground main front entrance and one by the entrance to the back porch
Fire exit signs are lit and lead to the front and back entrances.
Smoking is not permitted in this house but you may smoke in our garden.
Please ask for an ash tray.
We are happy to cater for special diets or likes and dislikes however please advise us before arrival.
Mobile phone reception is OK however some ground floor areas may not get a signal depending on your network.
